Stages of the process

The precise stages involved in the sale of a residential property vary according to the circumstances. However, below are some key stages:

  • Take your instructions and give you initial advice based on the information you have provided
  • Draft contracts of sale and issue to buyer’s solicitor
  • Obtain replies to any enquiries raised by the buyer’s solicitoras a result of the contract papers
  • Advise you on all documents and information received
  • Report to you with the contract and other relevant documentation for signature
  • Agree completion date (date from which the buyer will legally own the property)
  • Exchange contracts, notify you that this has happened and prepare for completion
  • Complete the sale and deal with repayment of any mortgages and payment of estate agent’s fees, if appropriate

How long will my house sale take?

How long it will take from accepting an offer will depend on a number of factors. The average process takes between 8 to 12 weeks. However, this can be quicker or slower, depending on the number of parties in the chain, whether the buyer has a mortgage in place and whether the searches or the buyer’s survey show up any issues. We will discuss this with you at the earliest opportunity so you always have a clear picture of how long things are likely to take.

Our charges are generally a fixed fee however if, during the course of your transaction, anything unusual comes to light, we will discuss any change in fees with you.
